It is not our place to carry out the full construction work for every client since some have their own civil contractor, electrician, or preferred carpenter and merely need a person to take responsibility for ensuring that everything is completed on time and within budget. That is where PMC comes in: we do not take over your contractors; we manage them.

Vendor Coordination

We act as an intermediary between you and your civil contractor, electrician, plumber, carpenter, and painter by arranging their work in such a way that one trade does not have to wait for another and so that any gaps between the vendors are our responsibility to deal with rather than yours. If you do not have your own vendors, we will use our established network, but you will always retain control over payments.

Tracking budgets by checking each line item, warning you about any variances before they turn into surprises, and examining vendor quotations and invoices for accuracy before making payment.

Timeline Management

A stage-wise project schedule lists dates for each trade. It includes regular site progress reports. The team raises early warnings when a vendor falls behind. This way, you notice delays by week three, not month three.

Site visits and stage-wise quality checks on workmanship, civil work, electrical, joinery, and finishing, with snags raised and tracked to closure before the next trade moves in.

How Our PMC Process Works

01. Scope & Vendor Review

Before agreeing to take on oversight, we look at your current vendor agreements, any contracts you have, your budget, and your timeline expectations.

02. Schedule & Budget Baseline

A stage-by-stage schedule and a line-item budget are established as the benchmark against which all future progress and expenditure are assessed.

03. Continued Site Coordination

This involves carrying out regular site visits, coordinating with vendors, and managing the sequence of work, making sure that each trade only begins when the previous one is truly ready to hand it over.

04. Progress & Budget Reporting

Periodic reports compare actual progress and expenditure with the baseline, highlighting any variances early on rather than waiting until the end of the project.

05. Quality Sign-Off

At each stage, stage-wise quality checks and the closure of any defects before the final handover, with a written sign-off being carried out at the end of the project.

Frequently Asked Questions

How is PMC different from your Turnkey service?

With the Turnkey service, our team carries out the construction work directly — using our own civil and interior contracting. Under the PMC arrangement, you retain your own contractors, and we take responsibility for the coordination, budget, timetable, and quality on your behalf without carrying out the work ourselves. And in the case where you don't have your own contractors, we will supply them, but you will remain in control of the payments.

Can I bring my own contractor and just hire you for oversight?

Yes, that is precisely what PMC is intended for. We co-operate with your current civil contractor, electrician, or carpenter and take responsibility for the coordination and accountability. In the case where you do not have your own suppliers, we can use our established network instead; in either scenario, you will retain control over the payments.

Do you also handle vendor payments and billing?

We check and verify vendor bills and quotations against the agreed rates and milestones. You generally make the actual payment directly to the vendor after our approval.

Is PMC available for both residential and commercial projects?

Yes, PMC can be arranged for both residential and commercial projects — such as houses, villas, offices, and commercial fit-outs. The extent of the scope and the frequency of the reports vary according to the size and complexity of the project.

What happens if a vendor is delaying the project?

If a vendor is delaying the project, we spot the delay as soon as it can be seen when compared with the baseline schedule, record the reason for it, and arrange a recovery plan — including the need to resequence other trades where appropriate in order to reduce the total effect.
